Modern Contemporary House Design & Construction
Following on from the success of Home in Park the Exclusive House Development Co., Ltd bring you Sansaran. Located only a few km’s from Home in Park on the road to Samoeng the development is well underway with about a quarter of the homes already built and many already owner occupied.
This is a development that you can rely on and house and land prices are quite reasonable so it should sell quite fast.
Prices start at only 1,785,500 for a the 4 bedroom, 3 bathroom Thanarom at 176 sq.m internal space plus 67 sq.w of land at 904,500 for a total price of 2,690,000 THB.
Based on the above the house price is 10,144 per square meter and the land is 13,500 per square wah. These are very competitive prices and you would struggle to find land much cheaper in this area and really couldn’t spend much less than that on construction without resorting to poor materials.
+ Sensible prices, reliable construction, this project will sell well
- Land plots may be a little small for some people (but you can always secure a double plot…)
Additional Info:
All houses have 4 bedrooms and 3 bathrooms the difference is the layout, internal size and land size.
Land and Houses is a huge property development company with their own bank. In Chiang Mai there are numberous developments with the latest project situated on the inner ring road just of the 108 by Big C. The land and houses brand is well known throughout Thailand and their projects sell out quite quickly. Around 98% of the buyers in Chaing Mai are Thai. The houses aren’t typically on very large plots or very spacious but the finishing is of high standard and they normally require around 5 years maintenanc in advance insuring the village will be well kept for at least that period of time.

What strikes you first when entering one of their developments are the impressive double entry security gate system and the high perimter walls. The masterpiece takes off from where the last developer failed perhaps due to the timing of the launch around the time of the economic downturn. The new developers show purpose and this huge development is kept neat and tidy ready for inspection. The development sits on 220 rai of land which is bordered by green zone land reserved for nature. Phase one on 93 rai is for 20 houses with approximatley 40 houses built at present and partly owner occupied. There is a pleasent resort style swimming pool with 2 sauna rooms and gym with more facilities including a restaurant, 2 tennis courts, 2 basketball courts, a football field and shops. Children will also enjoy the 3 playgrounds set in landscaped gardens spread throughout the development. A key focal point of the development is under construction and will include a large lake and common area with some of the aforementioned facilites. Once this is finished you will be more able to comprehend the layout because at present apart from the small section of completed houses there is just a large amount of undeveloped land.
Masterpiece is located around 12 kilometers from the airport and if you are travelling via the 108 you need to take the turning for Samoeng before taking the next left at the tesco lotus. For a village that is a fair way from town land and house prices are on the high side with an average price per square meter of 18,673 THB. This may account for the slow sales thus far.
+ Natural enviroment, good facilites
- High building cost, will be some time before you will be able to use all the proposed facilites

It is peak rainy season now in Chiang Mai with some rain most days. This rain is welcomed by all as it provides much needed water for the region that will keep us going through the coming dry season. Temperatures now can often drop as low as 25c whilst it is raining providing a welcome relief from the heat. However in between the storms we still enjoy blue skies and sunshine so this can be a great time to visit Chiang Mai.
